Nature of the service
C’Estimate publishes indicative figures for the value of care homes in England and Wales, produced automatically from public registers (the Care Quality Commission and Care Inspectorate Wales directories, HM Land Registry’s published ownership and price-paid data, Companies House, the Office for National Statistics and Skills for Care). These figures are not valuations. They are not a survey, a Red Book valuation, an offer, or investment or financial advice, and must not be relied on as any of those. A care home is trade-related property whose value depends on occupancy, fee rates and payer mix.
Intellectual property
The structure of the site, its text, its design and the C’Estimate name are the property of Endenex Limited. The public data cited remains subject to the licences of its producers: HM Land Registry data under the Open Government Licence v3.0 and the HM Land Registry data terms; CQC and CIW data under the Open Government Licence; Companies House data under its published terms; ONS and Skills for Care data under the Open Government Licence. The table used to open the map on a visitor’s area is derived from IP Geolocation by DB-IP, under CC BY 4.0.
Database right
The contents of C’Estimate as a whole — the figures, comparable sets, zones and market statistics — constitute a database of which Endenex Limited is the maker for the purposes of the Copyright and Rights in Databases Regulations 1997. Extraction or re-utilisation, by any means including automated scraping, of all or a substantial part of the contents of this database is prohibited without prior written permission. Individual consultation of pages and indexing by search engines remain free.

Questions
What is a C’Estimate?
A C’Estimate is an indicative market value for a care home. It is produced by a proprietary model built on the relevant public record: recorded property sales, the regulators’ registers, and land-registry ownership. It is not a valuation and does not replace one: a care home is trade-related property, and its worth depends on occupancy, fee rates and payer mix, which the public record does not hold.
How is it calculated?
The model is proprietary. Every figure is built from the public record, under open licences — nothing is bought from anyone. It is drawn from care home sales actually recorded and applied to the characteristics of each home — its type, its size and where it is. Each home is matched to its own title, so the figure is for the building, never for the company that runs it.
Why is a range not always shown?
A range is shown only when it rests on the observed spread of comparable sales and that spread is tight enough to inform. Where the sales for a home’s profile spread too widely, only the figure is published — a wide interval would say nothing, and an artificially narrow one would suggest a precision the data does not support.
My home is part of a group. Which figure is this?
This building’s. Every figure on C’Estimate is for the individual home, not the operating company, so each home in a group has its own page and its own figure.
Is my occupancy or fee information shown?
No. C’Estimate publishes no trading figures, on the page or on request. Only the estimated value is shown.
Can I correct or refine it?
Yes, by confirming that you own the home or are authorised to act for its owner. What you send is never displayed on C’Estimate — it is used to update your C’Estimate and may be integrated into the professional information services of Corryk, the publisher, which are available to its professional clients.
Does a page mean the home is for sale?
No. Every care home in England and Wales has a page, regardless of its owner’s intentions. A page implies no plan to sell.
What is visible publicly?
The estimated value and information that is already public: the address, the type of home and what it is registered for, who holds the freehold according to the land register, and its catchment. Anything you send when confirming your home is never displayed.
Can I dispute a figure or ask for a page to be removed?
Yes. Every request for correction or removal sent to reception@corryk.com is reviewed and acted on.
